Testimonials From Real Estate Investor Clients:

August 2025

Shawn August 2025 . Hey David, is it a safe move to lower the budget to 3,000 monthly right now? It sounds a little backwards but I’ve honestly got too many good deals under contract and I don’t have any more time to dedicate for new deals, Let me know, many thanks as always! …. Pmax are great, I would say equally as good in quality as the other campaigns.

Please adjust our ppc budget all the way down to $4000 for the month of August. We have houses coming out of our ears.

Hello David,

Thank you for the very valuable information you shared on the call today! We are anxious to get moving with our PPC campaigns and making strides as quickly as possible. It’s very clear to both of us that you are much more knowledgeable about PPC campaigns and have a much more robust system. We want to give [name redacted] a try and don’t want to hurt the relationship in any way, but we would like to investigate what you charge, your services, and how we might be able to potentially make a switch in the future to you.

We look forward to having a conversation with you in the near future. We can certainly wait to let the algorithms do their work, but we want to help them along as fast as possible. Thanks again for your help and advice on the calls!

FYI: These results are from when Tyler was spending  $8,000/month on Google Ads. He is now spending more.  No one starts off with an ad spend that high….you build up to it over time. With an $11,000 budget he bought $300,000 in equity in May 2023. While these results are amazing, Tyler also spent $5,500 on ads in the first half of June and got 0 deals, so ups and downs are to be expected. In late June 2023 his results recovered.

David,

Thank you for your time on the call today. Below are the leads from December/January/February that are turning out to be great deals. Campaign type, lead motivation, and equity captured is shown for each lead.

As you can see below, I had 6 deals come from the “Webrageous NEW LOCATIONS” (including the monster $117k deal in December, since it’s the same style of campaign I think?) campaign with a total equity capture amount of $209,000.

From the “#1 Webrageous Newest January 2023” campaign, I’ve had 4 deals with a total equity capture amount of $170,000 (plus another potentially $40k).

It is pretty split on which one seems the best? I’d love to hop on a quick call this week to get your thoughts on this breakdown of data.

December 2022:

1.  12/12/2022 – Kenneth , motivation from divorce and relocation
Campaign: “Webrageous $6k this campaign only. paused per 1-18 email.”
Equity Captured: $117,000 (BEST DEAL I’VE HAD SO FAR)

2.  12/13/2022 – Earnestine, motivation from lost income
Campaign: “Webrageous NEW LOCATIONS”
Equity Captured: $20,000 with cash flowing note (okay deal)

January 2023:

1.  1/8/2023 – Barbara , motivation from lost income

2.  1/11/2023 – David , motivation from inheritance

Equity Captured: $50,000 (Very good deal)

3.  1/15/2023 – Tiffany , motivation from foreclosure
Campaign: “#1 Webrageous Newest January 2023”
Equity Captured: $70,000 (Fantastic deal, NEED MORE OF THESE)

4.  1/16/2023 – Dallas W., motivation from relocation
Campaign: “Webrageous NEW LOCATIONS”
Equity Captured: $20,000 with cash flowing note (okay deal)

February 2023:

1.  2/1/2023 – Stacie G., motivation from foreclosure
Campaign:  “#1 Webrageous Newest January 2023”
Equity Captured: $50,000 (very good motivation and deal, exactly what we are looking for)

2.  2/10/2023 – Marcus K., motivation from relocation
Campaign: “Webrageous NEW LOCATIONS”
Equity Captured: $7,000 (wholesaled this one due to too much work)

3.  2/13/2023 – Jerri S., motivation from health and safety
Campaign: “Webrageous NEW LOCATIONS”
Equity Captured: $40-50,000 (closing on this soon and renovating, pretty good!)
4.  2/20/2023 – June S., motivation from relocation
Campaign: “#1 Webrageous Newest January 2023”
Equity Captured: not sure yet, could potentially be $40k, currently renegotiating

Hopefully this helps!

Thank you,
Tyler
